As we do not only sell
real properties, we thought to write a couple of words about Properties
we rent out. Any property can be rented out for various purposes and
can be used accordingly and always in line with the locations'
Development's Plan (Land Use). Those can mainly be for residential or
commercial purposes.
These sort of properties
are distinguished from us in two (2) categories:
a)
Long Term Rentals
and b)
Short Term Rentals.
Short term rentals
are defined as properties that can be rented out for a period of less
than thirty (30) days whereas a 'Long Term' ones can be rented out for a
longer period, mainly from six (6) months up to two (2) years; some
times up to a whole century.
Long Term Rentals
Long term rentals are
properties that can be used for permanent tenancy, shops, cafes and
other special uses. For example, a person that has not his own house
and is employed for a couple of years in Cyprus, should seek for a Long
term property to rent.
Properties that are
rented out for long term are subject to contract or agreement, hence you
have to be careful of what you are signing of and for how long. Any
measures can be taken from both parties to claim compensation if one of
the two sides does not comply with the terms of the agreed contract.
The rental amount of such
properties remains the same regardless the period being undertaken from
the tenant. Upon the signature of the Tenancy Agreement, the tenant is
obliged to give to the Landlord two (2) at least Rentals; one to be
considered as the 'Warranty' for the Landlord and one to be used as the
first's month rental payment. The Rental has to be prepaid for each
month.

Short Term Rentals (Holiday Places)
Holiday Places are
properties that are available for a period of less than thirty (30)
days; and are usually rented out from people that visit Cyprus for
vacations, business trips, travellers etc.
These properties are not
subject to contract or agreements but reliability between the parties.
The Prices of them are set by week and apply for the use of the whole
dwelling rather than per person charge as they are self catering, fully
operable and functional. Cleaning and pool maintenance is included in
the price. The Rates of them are affected from the period undertaken,
the location, the property type, the facilities and comforts it has, the
view, the privacy, the proximity to various external services etc.

Bookings & Payment
A booking can be made by fax or email preferably. You can also
call us at (00357)99325635. All the properties are subjected to
availability and any other changes their owners might make. The deposit
on making the booking is 25% of the whole amount and the balance will be
due 6 weeks prior to occupancy. Your booking will be then confirmed.
The money should be
sent to our account through Barclays Bank directly to our Bank Account.
Please print out the beneath table, and take it with you to the bank to
do so.

What our prices include
All prices for renting villas and apartments apply for mainly a week
period, according to the season. Usually, for short term rentals (per
week) the lowest price is the one asked during Winter time whereas the
highest price is the one asked during Summer time. Those cited in our
'Property Search Engine' results are the highest asked prices (August).
The price includes
electricity**, gas, water as well as pool and garden maintenance. A
weekly linen and maid service is also provided even if most of our
properties have their own washing machine. As for how you are going to
dry up your clothes, the lovely sunshine will help you with that.
Consider that in Summer time, you do not need many clothes but your
swimming suite! In Cyprus Sun shines for more than 300 days per year.
For properties that share a communal swimming pool, clients have the
right to use it as much as they want, except if there are any other
conditions or restrictions from the managemental authority of the pool.
All of the cited
properties are fully equipped, furnished and operable! In case of
strange incidences or malfunctions of the domestic equipments during the
occupancy you should contact your estate agent directly.
Our
prices also include FREE WINE at 'Pissouri Square Tavern', or 'Venetto
Bay Pizza'. The FREE TICKET can be picked from the agent during your
occupancy.
** Some property owners may ask for further charge in regards of the Air
Conditioners Units use. The price is averagely £2,50 (CY) per unit per
day. Each dwelling may have 3-5 A/C units. The use of them is though
non necessary. Please make sure that you get the final price from your
estate agent.

Cancellations
Please
note that if you choose to cancel, the deposit and/or balance is not
refundable. In your own interests, please ensure you take out adequate
travel/cancellation insurance at the time of booking, so that if you
need to cancel for any reason, e.g. illness/accident to yourself,
travelling companion, close family member etc, then you will be covered
to receive reimbursement.
Notice:
Clients should be aware that there is a lot of villa development,
with the associated building work, taking place in all of Cyprus,
including the Pissouri area. It is impossible to predict when and where
this will occur - it often begins without warning. Neither our estate
agency nor our villa and apartment owners can be held responsible for
any nuisance this may cause to those renting properties.
- Conditions
Our agency
cannot be held responsible for a change in condition or circumstances at
the villa or apartment at the property occurring after the time of
booking. In the extremely unlikely of a problem or double booking,
similar accommodation would be offered. Note
also that our office let properties merely as the letting agent of their
owners who retain full responsibility for the management of the
properties and the provision of the advertised facilities.
